Why the Published Answers Run From Three Years to Thirty
Type the question into a search engine and the first page contradicts itself. One installer's guide puts a typical epoxy garage floor at three to five years before it peels under hot tires or yellows in the sun. Others say ten to twenty. One says twenty or more, and another goes as high as thirty. None of them are lying. They are describing different floors that share a word.
"Epoxy" names a chemistry, not a product. A water-based kit that dries to a film a few thousandths of an inch thick is epoxy. A two-part, solvent-free base coat under a flake broadcast and a polyaspartic topcoat is also epoxy, at least in its first layer. The question only has an answer once you know which floor is being discussed, what the concrete looked like on install day, and what the slab is doing from below.
Film Thickness Is the Wear Budget
A coating wears from the top down. Grit on tires and boots acts as sandpaper, snowmelt drags road salt across the same two tire lanes every day, and the threshold takes direct sun for hours. The only thing between those forces and bare concrete is film thickness.
Big-box kits typically dry to a 3 to 5 mil film. - Sun at the door on an epoxy with no UV-stable topcoat, which ambers and chalks the first few feet
- A slab coated below roughly 55 degrees or within 5 degrees of the dew point, which locks a weak cure into the film
Habits That Buy Years
The owner controls the last variable. Rinse the tire lanes with plain water through salt season and use a pH-neutral cleaner rather than anything acidic. Park on mats or trays if the car comes in hot and wet. Lift heavy items instead of dragging them. Fix new cracks promptly, and when the lanes go dull, have the topcoat renewed before wear reaches the base coat.
A floor built on ground concrete, tested for moisture, coated at a real thickness and finished with a UV-stable topcoat will be limited by traffic, not by failure.
