Preparing a Garage for Floor Coating Install Day

October 10, 2026

The installer brings the grinder and the resin. Emptying the bay, clearing access and planning where the car lives for a few days fall to the household.

Why October Install Dates Are Hard to Replace

Fall is when most Long Island garage floors get booked. Standard epoxy wants a slab at roughly 55F and rising, and an unheated bay stops offering that as the season closes. A date that slips in October may not come back until spring.

Most slipped dates have nothing to do with resin. They come from a garage that is still half full at eight in the morning, a driveway with no room for equipment, or a question about the water heater that nobody asked in advance. Before a garage floor install in Smithtown, the household's list is short, but it has to be finished the night before, not the morning of.

Empty Means Empty

Grinding and coating both run wall to wall. Anything left standing on the slab becomes an uncoated rectangle or a delay while it gets carried out. Town code caps a residential garage at 750 square feet, which sounds modest until everything inside it is stacked on the driveway. Plan to move:

  • Vehicles, bikes, mowers and anything else on wheels, parked somewhere they can stay for several days
  • Freestanding shelving, workbenches and cabinets that rest on the floor
  • Boxes, bins and sports gear, including whatever lives along the walls
  • Paint, fuel cans, fertilizer and pool chemicals, which need a shaded, dry spot rather than open driveway
  • Anything hanging low enough to block a machine working along the wall edge

Where It All Goes, and What Can Stay

The Islip station logs 116 days a year with measurable precipitation, close to one day in three, so a bare driveway is a gamble for anything that minds getting wet. A shed, a basement corner, a neighbor's bay, a rented container or a tarp that is actually tied down all work. The slab and climate data page carries the full local numbers.

Items mounted on the wall above floor level generally stay. Items bolted to the slab or plumbed in are a question for the installer, not an assumption: a water heater, a boiler, an oil tank, steps up to the house door. The usual answer is that the coating runs up to and around them, and that edge should be agreed before the day so the finished line is not a surprise. A second refrigerator or freezer can normally be moved, so decide ahead of time where it will be plugged in.

Dust, Noise and the Door to the House

Mechanical prep means diamond grinding, and it is loud. Done properly it runs through a shrouded head into a dust extractor, as the grinding and surface prep page describes, but an attached garage still has a house next to it. Expect the door to the living space to be closed and sheeted over, and plan to use another entrance for the day. If an air handler or a return vent sits in the garage, ask whether it should be shut off and covered.

Access matters as much as dust. Ask what electrical supply the equipment needs, where the work vehicle should park, and whether the overhead door has to stay open. Keep the driveway clear, and keep pets and children well away from the bay. Some coatings carry a strong odor while they cure, which is one more reason the house door stays shut.

What an Empty Slab Shows You

An empty floor is the first honest look most owners get at their own concrete. Cracks that ran under the shelving, oil that soaked in beneath the car and white powder along the base of the wall all appear at once. Photograph them and send the pictures ahead. Anything that changes the scope is cheaper to discuss by phone than on the floor with a machine waiting.

Two decisions belong before install day rather than on it. One is what happens to cracks and control joints, since crack and joint repair can mean filling them flush or carrying them through the finish as a clean line. The other is moisture: a quantitative test under ASTM F1869 or F2170 takes time, so it happens on an earlier visit. For the same reason, ask before hosing or pressure washing the slab in the days leading up. Water driven into concrete takes a while to leave.

Weather Calls and the Days After

A prepared garage can still get a late start. The slab surface needs to sit at least 5F above the dew point so that nothing condenses under a wet coat, and local mornings are damp: relative humidity averages 82 percent in September and never drops below 70 percent in any month. A delayed start for that reason is the process working, not failing.

Afterward, the floor comes back in stages. Foot traffic returns before vehicle traffic, and both times are set by the product data sheet and the temperature the bay actually holds. Faster-curing polyaspartic systems shorten the wait without removing it. Get the return-to-service times in writing, lift heavy items back into place instead of dragging them, and keep the car on the driveway until the vehicle date has passed.

Quick Answers

Do you have to empty the whole garage before a floor coating?

Yes, for anything that rests on the slab. Grinding and coating run wall to wall, so shelving, bins, vehicles and stored chemicals all need to come out. Wall-mounted items above floor level usually stay, and fixed equipment such as a water heater is coated around by prior agreement.

How long does the car have to stay out after the floor is coated?

There is no single number. Foot traffic comes back before vehicle traffic, and both are set by the data sheet for the product installed and by how warm the garage stays. Ask for the return-to-service times in writing and plan several days of outside parking.

Should the garage floor be washed before install day?

Sweeping is fine, but ask before hosing or pressure washing. Mechanical grinding removes the surface layer anyway, and water pushed into the slab shortly before a coating goes down takes time to leave. Point out oil stains instead of treating them with cleaners that may leave a residue.
